Materials & finishes by tier
Updated 2026-06-24 · Owner: Abraham · INTERNAL build playbook (2 of 4)
The core insight: structure is cheap and predictable (concrete, block, rebar are all local at government-tracked prices). Finishes are the budget wild card — mostly imported, up to ~5× North American prices, and where the three tiers actually separate. Tile alone swings from ~$1.20/sq ft to $60+/sq ft. And region drives the structure/envelope more than tier does: Pedasí + Bocas share a salt-corrosion regime; Boquete carries Panama's highest seismic hazard but needs almost no A/C.
The three tiers at a glance
| Layer | ESENCIAL ~$1,200/m² | SORA ~$1,500/m² (hero) | FIRMA ~$1,900/m² |
| Walls | Concrete block | M2/EMMEDUE insulated panel option | Poured RC / high-spec |
| Roof | Galvalume (AZ-150) | Galvalume / metal-teja / clay / TPO | Clay, standing-seam, or synthetic-thatch feature |
| Glazing | Local aluminum + tempered | Anodized alum + laminated (coast) / PVC-DVH (highland) | Marine-anodized impact / European tilt-turn Low-E |
| Floors | National porcelain $7–24/m² | Large-format porcelain $24–44/m² + engineered wood | Marble / 120×120 gran-formato |
| Counters | Local granite / engineered quartz | Imported quartz (Caesarstone/Silestone) | Italian/natural marble, Neolith |
| Fixtures | FV / American Standard | Grohe / Kohler | Dornbracht / Toto / Duravit |
| Appliances | RCA / Hisense / Frigidaire | Samsung / LG / Bosch | Miele / Sub-Zero / Wolf |
Structure & envelope
- Foundations: standard residential concrete f'c 3,000 PSI (4,000 available); ready-mix from CEMEX / Argos / Concretos del Pacífico, or bagged Argos Concrefácil (~52 sacks = 1 m³) for hard-access Bocas/remote Pedasí lots. Piles for soft/saturated soil and all over-water (palafito) Bocas builds. Coastal mix: low-permeability w/c ≤ 0.45.
- Walls: concrete block (Panablock/Adoblock) for ESENCIAL; M2/EMMEDUE EPS panel (Ecotec Panamá) for SORA/FIRMA on hot coast/Bocas (~25% A/C savings, less relevant in cool Boquete); poured RC for high-spec/seismic.
- Rebar: ASTM A615 Grade 60 for seismic structures (the default for Chiriquí/Boquete); supplier Feinsa.
- Seismic code: REP-2021 (JTIA/MOP, in force since 30 Apr 2023). Boquete/Chiriquí is the highest-hazard zone in Panama (Ss ≈ 1.4–1.5); Pedasí and Bocas are lower-hazard.
- Termite + humidity: subterranean termite can compromise structure in <5 years untreated. Standard package: pre/post-construction soil termiticide barrier, no wood-to-soil contact, sealed penetrations, moisture control, quarterly inspections.
| Block wall (Contraloría 2024, per m²) | 4" | 6" | 8" |
| Bare | $20.45 | $22.95 | $35.81 |
| Concrete-filled | $35.23 | $42.24 | $57.04 |
Region envelope: Pedasí (salt air) — hot-dip galvanized steel, low-permeability concrete, 316-SS fasteners, marine-anodized aluminum. Bocas — piles + full corrosion regime + humidity/mold/termite pressure. Boquete/Volcán — seismic design dominates; manage mold; low A/C demand.
Roofing
| Type | Lifespan | Fit | Tier |
| Galvalume / aluzinc (Correagua, Formetal) | 20–50 yr | All regions; higher AZ + SS fasteners on coast | E S |
| Metal "teja" terracotta-look (Tejagala, ACESCO) | metal life | tile look, lighter/cheaper | S |
| Clay/terracotta tile | long | thermal + drainage; heavier structure | S F |
| TPO membrane (flat) | 15–30 yr | reflective, modern flat roofs | S F |
| Synthetic palm thatch (Palmex/NIPA) | 50 yr, 20-yr warranty | hospitality-grade luxury feature | F |
| Natural penca/iraca thatch | 3–10 yr | authentic, high-maintenance | feature only |
Roofing is sold per sheet/piece/quote, not per m². Defaults: ESENCIAL galvalume, SORA galvalume or metal-teja (optional clay/TPO), FIRMA clay / standing-seam / synthetic-thatch palapa over terraces (strong beach-luxury signal, 50-yr life).
Windows & doors
- No locally-made HVHZ "impact-rated" line exists — true impact certification is import-only (PGT/Andersen). Local market = tempered + laminated glass.
- Coast (Pedasí/Bocas): anodized aluminum (25–100 micron), laminated security glass on sea-facing openings, casement/tilt-turn over sliders, 304-SS min / 316-SS beachfront hardware. Fabricators: Ventanas Vigil, Alumiglass, INVEFA (David: FUERTEC, Pinzón).
- Highland (Boquete/Volcán): PVC + double-glazed (DVH) — INTRAPAK or Cochez (claims ~40% less solar heat gain) — the recommended highland spec for thermal/acoustic comfort.
- Doors: Cochez and Do it Center both recommend metal (not wood) entrance doors in Panama's climate; anticorrosive metal/PVC near the sea.
Floors (the firmest real prices in this playbook)
| Product | $/m² | Tier |
| National porcelain 60×60 (Do it Center) | ~$7.63 | E |
| Imported glazed 60×60 (Portobello/Varmora) | $20–24 | E S |
| Full-body / large-format 60×120 (Imola, Margres) | $33–44 | S |
| Gran-formato 120×120 (Italian/Spanish) | quote | F |
| Polished concrete (installed) | $61–67 | modern/coastal (seal well) |
| Marble / natural stone | quote | F |
Humidity rule (Pedasí/Bocas): engineered wood only over a slab with moisture barrier (slab RH <40%), never in wet areas. Better coastal alternative: vinyl plank (LVT/SPC). Suppliers: Cochez, Novey, Do it Center, ELMEC, Super Pisos (PTY); Do it Center + ELMEC in David.
Kitchen & bath
- Countertops: ESENCIAL local granite / engineered quartz (MT, Cuarzo Stone) → SORA imported quartz (Caesarstone / Silestone / Compac) → FIRMA Italian/natural marble + Neolith (via Grupo Graymar). Bought/fabricated in PTY; budget freight to David/Boquete.
- Fixtures (Novey/Cochez/Rodelag): FV (value) → Grohe / Hansgrohe → Dornbracht (special-order).
- Sanitaryware: American Standard → Kohler (one-piece Reach toilet ~$412, a good SORA benchmark) → Toto / Duravit.
- Appliances: RCA/Hisense/Frigidaire (RCA 6-burner stove ~$250) → Samsung/LG/Bosch (Multimax/Rodelag) → Miele (Miele Center Panamá) / Sub-Zero / Wolf.
- Cabinets: El Ebanista 507 (moisture-resistant melamina for coast/Bocas), Tandor → laminate → lacquered / European (Carpenter México). All custom-quote, free 3D.
Systems
- Electrical: 120/240V split-phase 60Hz, US plugs (US appliances work directly). ≤25 kVA → up to 125A; ≥200A or 3-phase/underground triggers a utility-approved electrical plan. Utility by region: Naturgy/EDEMET = Pedasí/Los Santos; Naturgy/EDECHI = Chiriquí/Boquete + Bocas; ENSA = east. Rural voltage instability drives generator + solar adoption (ATS mandatory).
- Water: reserve tank + pump + pressure tank near-universal (IDAAN unreliable); UV-C for potability. Bocas = rainwater catchment.
- Wastewater: septic is the norm outside Panama City (no sewer in Pedasí/Boquete/Bocas). Panama vendors use a 2-compartment tank; ≥2m from structures.
- A/C: inverter mini-splits dominate, spec SEER 16+ (Novey: 12k ~$300–340, 24k ~$660–950). Pedasí/Bocas need substantial A/C; Boquete/Volcán need little or none — passive cooling is a selling feature.
- Solar/off-grid: net metering since 2016; Law 417 exempts solar PV from import duty + VAT. Turnkey 5–7kW ~$9.5–13.5k, 10–12kW ~$16.8–22.5k. LiFePO4 batteries (~10-yr life) ~$650–700/usable kWh. Bocas off-grid is standard.
- Starlink: legal nationwide, ideal for rural Pedasí + Bocas; ~$200–270 hardware, ~$35–55/mo.
Sourcing logistics
- Big-box trio: Cochez, Novey, Do it Center (+ Hopsa distributor). David is well-served by all three and is the supply hub for Boquete/Volcán (~1 hr).
- Pedasí/Azuero: source from Chitré (largest peninsula selection) / Las Tablas; PTY (~4.5 hr) for specialty.
- Bocas: ~25–30% cost premium (mountain trucking + boat/barge; only Isla Colón has roads). Many builders truck from David.
- Duties: 7% ITBMS (VAT); materials duty ~5–10%; US–Panama TPA: ~87% of US-origin goods enter duty-free (big lever for US buyers). Wooden articles need an ISPM15 permit before arrival (lead-time trap).
- Local vs import: local = cement, block, rebar, basic aluminum, national tile, tanks, mini-splits. Import = high-end tile, stone slabs, European glazing, synthetic thatch, Miele/Sub-Zero, luxury fixtures (plan months, up to ~5× US prices).
What to highlight to a foreign buyer
ESENCIAL — "Solid, smart, turnkey"
- Engineered concrete-block structure to REP-2021 seismic code (not a wood box).
- Galvalume roof rated 20–50 yr with coastal-spec fasteners.
- Turnkey + national porcelain throughout, move-in ready.
- Water security baked in (reserve tank + pump + UV, independent of IDAAN).
- Inverter mini-split A/C sized per room; termite soil barrier from day one.
SORA (hero) — "Cooler, quieter, better finishes"
- M2/EMMEDUE insulated envelope — ~25% lower A/C bills on the coast; faster, stronger, quieter.
- Large-format imported porcelain + imported quartz counters + Kohler/Grohe.
- Laminated security glazing + 316-SS marine hardware (coast); PVC double-glazed in Boquete.
- Samsung/LG/Bosch package + Cat6/fiber wiring (FTTH where available, Starlink-ready elsewhere).
- Indoor-outdoor living + a documented, named builder (a real differentiator in a lightly-regulated market).
FIRMA — "Bespoke, off-grid, hospitality-grade"
- Imported marble / 120×120 gran-formato + lacquered/European cabinetry.
- Marine-anodized impact or European tilt-turn glazing.
- Signature synthetic-thatch palapa (50-yr life) or standing-seam/clay roof.
- Full off-grid resilience — solar + LiFePO4 + generator + well/rain catchment (duty/VAT-exempt under Law 417).
- Miele/Sub-Zero/Wolf + Toto/Dornbracht; infinity pool + architect-led indoor-outdoor design.
Pricing caveat: almost no Panama supplier publishes per-m²/per-unit prices for windows, stone, fixtures, or roofing — those are quote-only. The firm public anchors are tile (ELMEC/Do it Center), block walls (Contraloría 2024), rebar/polished concrete/PVC windows (CYPE, modeled), and A/C/sanitaryware (Novey/Kohler). Validate everything else with local cotizaciones before it goes into a fixed-price budget. Source-of-truth doc: sora-real-estate/22-build-materials-sourcing.md.
